About this tool
What the Closing Cost Calculator does
Closing costs are the fees and prepaid items paid when a purchase completes: lender fees, title and escrow, appraisal, transfer taxes and prepaid property tax and insurance. Together with the down payment they make up the cash you need to close.
Formula
- Fees = loan × (lender fees + points) + title + appraisal + price × transfer tax
- Prepaid = first-year insurance + months of tax and insurance for escrow
- Cash to close = down payment + closing costs
