About this tool
What the Real Estate Agent Commission Calculator does
A real estate commission is a percentage of the sale price, often shared between the listing side and the buyer’s side. Each agent then splits their side with their brokerage and may pay franchise or transaction fees. This calculator follows the money from the seller to the agent.
It also works as a commission split calculator or a realtor commission calculator.
Formula
- Total commission = sale price × commission rate
- Side commission = total × side share
- Agent take-home = side commission × (1 − fee) × agent split − transaction fee
Worked example
Using the starting values in the calculator above:
| Input | Value |
|---|---|
| Sale price | $500,000 |
| Total commission | 5.5% |
| Listing side share | 50% |
| Agent’s split with brokerage | 70% |
| Franchise or brokerage fee | 6% |
| Transaction fee | $395 |
| Result | Value |
|---|---|
| Total commission | $27,500 |
| Listing agent take-home | $8,653 |
| Listing side | $13,750 |
| Buyer side | $13,750 |
| Brokerage keeps (listing side) | $5,098 |
| Agent take-home as share of price | 1.73% |
| Seller proceeds before other costs | $472,500 |
How to read the result
Commission rates and who pays the buyer’s agent are negotiable and, in the US, have changed following recent industry settlements. Agree terms in writing.
A high split with low fees can beat a higher headline split with large franchise and desk fees; compare take-home on a typical sale.
