About this tool
What the Rent Increase Calculator does
A rent increase is usually a percentage of current rent, limited in some places by rent control caps. This calculator applies your proposed increase, enforces a cap if one applies, and shows the monthly and annual change and how the new rent compares with the market.
Formula
- Applied increase = the lower of the proposed increase and the cap
- New rent = current rent × (1 + applied increase)
Worked example
Using the starting values in the calculator above:
| Input | Value |
|---|---|
| Current monthly rent | $1,650 |
| Proposed increase | 4% |
| Legal cap on increases (0 = none) | 5% |
| Market rent for similar units | $1,800 |
| Result | Value |
|---|---|
| New monthly rent | $1,716.00 |
| Monthly increase | $66.00 |
| Annual increase | $792 |
| Increase applied | 4.0% |
| New rent vs market | -4.7% |
How to read the result
Turnover is expensive. Keeping a good tenant slightly below market often earns more than a large increase that causes a move.
Notice periods and permitted frequency of increases are set by law and lease terms; check them before issuing notice.
