About this tool

What the Home Replacement Cost Calculator does

Home insurance dwelling coverage should reflect the cost to rebuild the house, not its market value, which includes land. Rebuild cost is the floor area times a local rebuilding rate, plus garages, demolition and debris removal, and allowances for upgrades required by current building codes.

Formula

  • Base = living area × rate + garage area × garage rate + special features
  • Rebuild cost = base × (1 + demolition + code upgrades)
  • Shortfall = rebuild cost − dwelling coverage

Worked example

Using the starting values in the calculator above:

Input Value
Living area 2,400 sq ft
Rebuild cost per sq ft $220
Garage area 400 sq ft
Garage rebuild cost per sq ft $80.00
Special features (decks, built-ins) $25,000
Demolition and debris removal 5%
Building code upgrades 10%
Current dwelling coverage $500,000
Result Value
Estimated rebuild cost $672,750
Shortfall in coverage (negative = surplus) $172,750
Coverage as share of rebuild cost 74.3%
Construction cost before allowances $585,000

How to read the result

After a regional disaster, demand surges can push rebuild costs well above normal. Extended replacement cost endorsements add a buffer.

Review coverage after renovations; many homes are underinsured because improvements were never reported.
