About this tool
What the Debt-to-income Ratio Calculator does
Lenders use debt-to-income (DTI) ratios to judge whether you can afford new credit. The front-end ratio compares housing costs with gross monthly income; the back-end ratio adds every other monthly debt payment. Many mortgage lenders look for about 28% front-end and 36% back-end, with higher limits on some loan types.
It also works as a DTI calculator or a debt to income calculator.
Formula
- Front-end DTI = housing payment ÷ gross monthly income
- Back-end DTI = (housing + other debt payments) ÷ gross monthly income
Worked example
Using the starting values in the calculator above:
| Input | Value |
|---|---|
| Gross monthly income | $7,000 |
| Monthly housing payment | $1,800 |
| Other monthly debt payments | 3 entries |
| Result | Value |
|---|---|
| Back-end DTI | 38.6% |
| Front-end DTI | 25.7% |
| Other debt payments | $900 |
| Room before 36% DTI | $0.00 |
| Room before 43% DTI | $310 |
How to read the result
Use gross income before tax, and minimum required payments on debts rather than what you choose to pay.
Paying off a small debt entirely removes its whole monthly payment from the ratio, which can lower DTI faster than reducing a large balance.
