About this tool
What the Property Tax Estimator does
Property tax is usually the assessed value, after exemptions, multiplied by the local tax rate. Some places assess at a fraction of market value and quote rates in mills (dollars per $1,000 of assessed value). This estimator handles both and shows the monthly amount for budgeting or escrow.
Formula
- Taxable value = market value × assessment ratio − exemptions
- Tax = taxable value × mill rate ÷ 1,000 (or × percentage rate)
- Effective rate = tax ÷ market value
Worked example
Using the starting values in the calculator above:
| Input | Value |
|---|---|
| Market value | $400,000 |
| Assessment ratio | 100% |
| Exemptions (homestead, senior) | $25,000 |
| Rate quoted as | Mills (per 1,000) |
| Tax rate | 22 |
| Result | Value |
|---|---|
| Annual property tax | $8,250 |
| Monthly amount | $688 |
| Taxable assessed value | $375,000 |
| Effective rate on market value | 2.06% |
How to read the result
A sale often triggers reassessment, so a buyer’s tax can be much higher than the seller’s current bill.
Combined rates often include county, city, school district and special assessments; add them together.
