About this tool
What the Property Management Fee Calculator does
Property managers usually charge a percentage of rent collected, plus fees for finding tenants, renewing leases and marking up maintenance. Comparing managers on the monthly percentage alone can mislead; this calculator totals every fee and shows the effective rate on rent.
Formula
- Monthly fees = annual rent × management %
- Leasing = units × turnover × rent × leasing %
- Effective rate = total fees ÷ annual rent
Worked example
Using the starting values in the calculator above:
| Input | Value |
|---|---|
| Monthly rent per unit | $2,000 |
| Units | 1 |
| Monthly management fee | 8% |
| Leasing fee | 50% |
| Tenant turnover per unit per year | 0.5 |
| Lease renewal fee | $150 |
| Repairs per unit per year | $3,000 |
| Maintenance markup | 10% |
| Result | Value |
|---|---|
| Total management cost per year | $2,795 |
| Effective rate on rent | 11.6% |
| Monthly management fees | $1,920 |
| Leasing fees | $500 |
| Renewal fees | $75.00 |
| Maintenance markup | $300 |
How to read the result
Ask every manager for a complete fee schedule, including inspection, eviction, vacancy and early termination fees.
A slightly higher fee can still be cheaper if the manager keeps vacancy and turnover lower.
