About this tool
What the Property Management Company Profitability Calculator does
Property management businesses are measured per door (per unit managed). Revenue comes from management fees, leasing fees and ancillary charges; the main cost is staff. This calculator shows revenue and profit per door and how many doors each staff member handles.
Formula
- Revenue = management fees + leasing fees + other income
- Profit = revenue − staff − overhead
- Doors per staff = doors ÷ full-time staff

How to read the result
Doors per staff member is the main efficiency lever. Software, owner portals and standard processes let each person manage more doors without losing quality.
Leasing and renewal fees can be a large share of profit; track them separately from recurring management fees.
